Selling a Fort Smith house as is? Call us first. We will tell you plainly whether we can make you a cash offer and how it would work.
Fort Smith is the third largest city in Arkansas and one of two county seats of Sebastian County. It sits where I-40 meets I-49, close to 3 hours west of Little Rock, and it is the center of its own metro that crosses into Oklahoma.
We are based in Little Rock, so we will be upfront: call first and we will tell you whether we can buy your house and how the visit would work. What doesn’t change is the deal. No repairs, no agent fees, one written offer, and a closing date you choose.
Here are the three steps. Because of the distance, we will set up the walkthrough with you on the first call.
Fill out the form or call 501-381-7493 and tell us what is going on with the house.
We walk through the house at a time that works for you so our offer reflects its real condition.
If the number works for you, you choose the closing day.
We also buy in Northwest Arkansas and across central Arkansas. See every area we buy in.

Flood history. In 2019 the Arkansas River crested near 41 feet at Fort Smith and nearly 500 homes in the city flooded, including streets in Riverlyn and on the north side. After the flood, CoreLogic estimated only about 3% of area property owners had flood insurance. If your house was hit and never fully repaired, you can still sell it. See selling a house with water damage.
Old houses in the historic districts. Belle Grove, the city’s oldest neighborhood, has homes from about 1870 to 1930, and Fishback was built out in the early 1900s. A house that needs a full restoration is hard to sell to a buyer with a loan. A cash buyer doesn’t need one.
Sell it the way it sits today.
Leave behind anything you don't want.
No agent commission and no closing costs for you.
Close in as little as 7 days or wait up to 6 months.
The number we put in writing is the number you get.
If selling to us is not your best move, we will tell you.
Inherited, tenants, liens, divorce or a house that needs everything.
Sell an Arkansas house without moving back to do it.
More than half of Fort Smith homes were built before 1980, and the median house dates to 1977. Meanwhile Chaffee Crossing, on the old Fort Chaffee post, has added thousands of new homes and apartments since the late 1990s. Older houses in the core now compete with that new construction, and they often need the most work.
Rentals are a big part of Fort Smith too. Close to half of the homes in the city are rented. If you are tired of managing one, ask about selling it with the tenant in place.

Yes. Tell us what was damaged and what was repaired, and we will make our offer knowing the whole history. You don’t have to finish the repairs first.
The city has run a voluntary buyout program for some flood prone homes on the north side, paid for mostly with federal money. Ask the city if your street qualifies.
Up to 6 months, or as soon as 7 days. You choose.
